大正10年頃に建てられた築100年以上の古民家を宿泊施設として再生するプロジェクトが進行中です。オーストラリア出身のクライアントと共に歴史的な古民家を再生していきます。私たちはデザインの提供だけでなく、言語サポートから各種申請、工務店との打ち合わせ、歴史的な建物の専門的な建築知識の提供まで、全面的なサポートを行いながら進めています。
We are currently working on a project to revitalize a traditional Japanese house (kominka) built around 1921, with a history spanning over a century, into an accommodation facility. Together with our client from Australia, we are breathing new life into this historic building. Our services go beyond just providing architectural design; we offer comprehensive, end-to-end support throughout the entire process. This includes language assistance, navigating various permit applications, coordinating with construction companies, and sharing specialized architectural expertise required for heritage buildings.

【塗装工事をする前に問題発生】
[Trouble strikes right before the painting work begins]
実は前回の記事では触れていませんでしたが、屋根工事の開始直前、予期せぬ大きなトラブルに直面していました。
劣化調査が完了し、一刻も早く屋根塗装を行いたいタイミングでしたが、世界的な中東情勢の悪化がプロジェクトを直撃しました。
中東情勢の悪化により、原油(ナフサ)の供給不足が発生。その影響で、塗料を薄めるために不可欠な「シンナー」などの価格が高騰し、深刻な品不足に陥ってしまいました。
塗装したくても、そもそも材料が入荷できない――。しかも、次の入荷予定すら全く立たないという、先がまったく見えない状況でした。
数日後には足場を組む予定でしたが、私たちは急遽、足場工事の中止に踏み切りました。
足場を組んだまま時間が経過すれば、それだけで維持費用が発生してしまいます。これはクライアントにとって大きな負担となるため、私たちは「まずはクライアントの利益を最優先にする」と考え、工事の延期を決断ました。
Actually, I didn't mention this in my previous post, but right before the roof work was about to begin, we faced an unexpected and major problem.
The deterioration survey was complete, and we wanted to start the roof painting as soon as possible. However, the worsening global situation in the Middle East hit our project directly.
The conflict in the Middle East caused a crude oil (naphtha) supply shortage. As a result, the price of "thinner"—which is essential for diluting paint—skyrocketed, leading to a severe shortage of materials.
We wanted to paint, but the materials simply weren't arriving. On top of that, there was no schedule for the next shipment, leaving us completely in the dark.
The scaffolding was scheduled to be set up in just a few days, but we made a sudden decision to cancel the scaffolding work.
If the scaffolding remained up for an extended period, it would incur ongoing maintenance fees. Since this would be a heavy financial burden for the client, we decided to postpone the project, putting the client’s interests first.
【屋根塗装工事の再開】
[Resuming the roof painting]
材料の入荷を待つこと約3ヶ月。
工務店さんの多大なご協力のおかげで、ようやく屋根塗装工事の目処が立ち、無事にスケジュールを組むことが叶いました。
ただ、スケジュールがずれたことで新たな課題が生じました。当初の計画では春(3〜4月)に行うはずだった工事が、年間で最も暑い7月中旬の施工となってしまいました。
特に今回は金属屋根の上での作業となるため、職人さんたちの安全確保が最優先事項でした。
私たちからも工務店さんへ、熱中症や怪我のリスクを避けるため「現場の状況に応じて作業時間を短縮するなど、柔軟で安全な配慮」を要請しました。
こうした徹底した安全対策のもと、先日、無事に屋根塗装工事が完了したとの報告を受けました。
We waited about three months for the materials to arrive.
Thanks to the incredible support from our builder, we were finally able to see light at the end of the tunnel and successfully get the roof painting back on schedule.
However, the delay brought a new challenge. The project was originally planned for spring (March to April), but because of the shift, we had to do the work in mid-July—the hottest time of the entire year.
Since this project involved working on top of a metal roof, keeping our craftsmen safe was our absolute top priority.
We also asked the builder to be flexible and careful, suggesting things like shortening work hours depending on the daily conditions to prevent heatstroke and injuries.
Thanks to these strict safety measures, I’m happy to report that we recently heard the roof painting work was successfully completed!
前回、高圧洗浄の様子とケレン作業の様子を簡単にご紹介しました。
職人さんの手で丹念に錆を取っていただき、塗装ができる下地ができあがりました。浮き出た錆を除去しすることで、新たな塗装が長持ちするようにする目的があります。
In our previous post, we briefly introduced the high-pressure washing and power/hand tooling (rust removal) process.
Thanks to our craftsmen carefully removing the rust by hand, the surface is now fully prepared for painting. The purpose of removing loose rust is to ensure that the new paint job lasts for a long time.
しかしながら....屋根がとても大きいので、人もサンダーもより小さく見えます。
【蜂の巣】
[Dealing with Wasp Nests]
工事の最中に、2つのハチの巣を発見しました。一つはスズメバチ、もう一つはアシナガバチの巣です。そのまま放置しておくと作業に危険が及ぶため、工務店さんの迅速な指示のもと、専門業者に依頼して綺麗に除去していただきました。 During the construction, we discovered two wasp nests: one belonged to hornets and the other to paper wasps. Leaving them as they were would pose a danger to the ongoing work, so under the prompt guidance of our builder, we hired a professional pest control service to safely remove them.
【色の確認と塗装範囲の確認】
[Confirming Colors and the Painting Scope]
工事を始めるにあたり、家紋や棟(むね)など、どの部位を塗装するのか、あるいはどこで色を切り替えるのかを、事前に入念に確認しました。
Before starting the work, we carefully confirmed with the client which parts would be painted, such as the family crest and roof ridges, and where the color transitions would be.

特にクライアントが注目したのは、屋根の最上端に設えられた家紋です。これは「梶紋(かじもん)」という植物をモチーフにした見事な銅製の家紋であることが分かりました。
The client was particularly focused on the family crest at the very top of the roof. It turned out to be a magnificent copper crest called "Kajimon," which features a plant motif.
銅はもともと耐食性が高く、経年変化による独特の美しい風合いを持っています。「この素晴らしい質感をそのまま活かしたい」というクライアントの強いご要望もあり、今回はあえて塗装せず、現状の風合いをそのまま残すことに決定しました。
Copper inherently has high corrosion resistance and develops a unique, beautiful patina over time. Reflecting the client’s strong desire to preserve this wonderful texture, we decided to leave it unpainted and keep its current appearance.
こうして、クライアントには複数の塗装パターンや施工箇所の選択肢をご提案し、最終的な屋根の塗装範囲をじっくりと決定していきました。
In this way, we provided the client with several painting patterns and options for the sections to be worked on, allowing us to take our time in deciding the final scope of the roof painting.
海外のクライアントが、こうした日本の古い家紋を「大切に残したい」と考えてくれたことに、私たちは深く感動しました。
We were deeply moved that an overseas client valued this historic Japanese family crest so much and truly wanted to preserve it.

塗装は下地塗装、錆止め塗装、仕上げ塗装の3段階。
The painting process consists of three stages: the base coat, anti-rust coat, and final coat.

周囲の豊かな山々を背景に、新しく塗り替えられたオレンジ色の屋根が美しく映える佇まいへと生まれ変わりました。
Set against the backdrop of the rich surrounding mountains, the property has been transformed, with the newly repainted orange roof beautifully standing out.
次のステップに向けて
Next Steps: Moving Forward with the Restoration
劣化状況調査から屋根の劣化、雨漏れを確認。それに伴って内部へと損害が発生していたため、最優先事項の劣化箇所の修繕を行ってきました。
ここからいよいよ、民泊施設の開業に向けた次のステップが始まります。今後は、建物内のインテリアや外壁の修繕をはじめ、離れや別棟を魅力的な宿泊室へと再生させる改修工事を、順次進めていく予定です。
Through the deterioration survey, we identified roof damage and water leaks. Because this had caused internal damage as well, we focused on repairing these deteriorated areas as our top priority.
Now, the next step toward opening the vacation rental property finally begins. Moving forward, we plan to gradually proceed with renovation work, including interior design, exterior wall repairs, and transforming the detached buildings and outhouses into charming guest rooms.
