大正10年頃に建てられた築100年以上の古民家を宿泊施設として再生するプロジェクトが進行中です。オーストラリア出身のクライアントと共に歴史的な古民家を再生していきます。私たちはデザインの提供だけでなく、言語サポートから各種申請、工務店との打ち合わせ、歴史的な建物の専門的な建築知識の提供まで、全面的なサポートを行いながら進めています。
We are currently working on a project to revitalize a traditional Japanese house (kominka) built around 1921, with a history spanning over a century, into an accommodation facility. Together with our client from Australia, we are breathing new life into this historic building. Our services go beyond just providing architectural design; we offer comprehensive, end-to-end support throughout the entire process. This includes language assistance, navigating various permit applications, coordinating with construction companies, and sharing specialized architectural expertise required for heritage buildings.
今回は、古民家再生の第一歩となる劣化状況調査の内容と、その後の修繕計画についてご紹介します。

古民家再生の第一歩は劣化状況調査から
Restoring a Kominka: The Crucial First Step is the Building Condition Survey
古民家の再生を成功させるには、まず建物の現状を正確に把握することが欠かせません。築100年以上の建物は、基礎や土台の状態、害虫被害、電気配線の劣化、屋根の状態など、多方面にわたる調査が必要です。これらの調査を通じて、どの部分に修繕や交換が必要かを明確にし、再生計画を立てていきます。
築100年以上の古民家は、すべての傷んだ部分を修繕しようとすると莫大な費用がかかります。そこで、特に被害が大きい部分、放置すると危険な部分、放置すると他の部分に影響を及ぼす部分を優先的に調査し、予算内でどこまで修繕できるかをクライアントと話し合いながら決定しました。
To ensure a successful kominka revitalization, accurately understanding the building’s current condition is absolutely vital. For a structure over a century old, a comprehensive assessment is required—covering everything from the foundation and sill plates to pest damage, outdated electrical wiring, and the state of the roof. Through these thorough investigations, we can pinpoint exactly which areas need repair or replacement and build a solid roadmap for the restoration project.
For a kominka with over a century of history, attempting to repair every single damaged area can result in astronomical costs. Therefore, we prioritized assessing the areas with the most severe damage, safety risks, or high potential to impact other parts of the structure. Based on these findings, we worked closely with our client to determine how much could be restored within their budget.
害虫被害の調査と対策
Pest Damage: Inspection and Prevention
今回の古民家では、一部に「蟻害」が確認されました。蟻害は放置すると被害が拡大し、建物の傾きや構造の弱体化を招くため、早急な対応が必要です。床下の配管漏水はありませんでしたが、湿気が充満しているため蟻が繁殖しやすい環境でした。
対策として、被害が確認された土台の一部を交換し、防蟻処理を施しました。床下の湿気対策は「土間コンクリートの打設」と「床下に乾燥剤を敷きこむ」2つの方法を検討。施工面積が広いため土間コンクリートは高額になることから断念し、クライアント自身でも施工可能な乾燥剤敷設を選び、材料費のみの発注でコストを抑えました。
We found termite damage in parts of the house. If ignored, termites spread fast, leading to structural weakness and tilting. The plumbing under the floor was fine, but high humidity had created an ideal environment for pests.As a fix, we replaced the damaged foundation wood and treated the area.
To lower the underfloor humidity, we chose laying down drying agents over pouring a costly concrete slab. Because the client can install the drying agents themselves, we only needed to pay for the materials, successfully cutting down the project budget.
電気配線の劣化確認と更新
Electrical Wiring: Inspecting and Updating Outdated Systems
電気配線は安全面で重要なポイントです。既存の配線をそのまま放置しておくと火災の原因となります。専門の電気業者に調査を依頼し、劣化が見られる部分は更新しました。今回は新たにコンセントの追加工事も同時に行い、宿泊施設としての利便性を高めることを計画しました。
Electrical wiring is a crucial element for safety. Leaving existing wiring untouched can lead to fire hazards. We asked a licensed electrician to inspect the system and updated the sections showing signs of deterioration. At the same time, we also planned to install additional electrical outlets to enhance convenience for the accommodation.
屋根の状態と雨漏り調査
Roof Inspections: Checking for Damage and Leaks
屋根は建物を守る重要な部分です。長年の風雨で瓦の割れやずれ、雨漏りが発生していることがあります。今回の古民家は大正時代に普及したといわれるトタン屋根と一部瓦屋根といった構成でした。トタン屋根は全体的に赤錆が見受けられ、瓦屋根は一部破損が確認されました。
The roof is a crucial part that protects the building. Over years of exposure to the elements, roof tiles can crack or shift, which often leads to leaks. This traditional house featured a combination of a corrugated metal roof—said to have become popular during the Taisho period—and a partial tile roof. Red rust was visible across most of the metal roof, and some damage was found on the tile roof.

屋根調査の結果、瓦屋根の一部破損による漏水が確認され、納戸の床が腐食し蟻害の原因となっていました。
[Tile Roof Section]
The roof survey revealed water leakage caused by partial damage to the tile roof. This leak had led to wood rot in the storage room floor, which was also causing termite damage. [トタン屋根部分]
屋根材の差し替えや防水シートの張り替えも検討しましたが、高額な修理費用となるため、今回はトタン屋根の補修と保護塗装を優先しました。
[Corrugated Metal Roof Section]
We considered replacing the roofing materials and the waterproof underlayment, but because this would lead to high repair costs, we prioritized repairing and applying a protective coat to the metal roof instead.
ただし、このままだと塗装した塗料がはがれ落ちてしまうなどの被害が出てしまうので、しっかりと現状の状況確認と、塗装をする上での下地作りをする必要があります。
屋根の修繕は高圧洗浄、ケレン作業(錆落とし)など、錆の進行を防ぐ下処理をした上で塗装を行います。
However, if left as it is, the paint could peel and fall off, causing further issues. Therefore, it is essential to thoroughly assess the current condition and prepare the surface properly before painting.
For the roof repair, the painting will be done after performing crucial prep work to prevent further rust, such as high-pressure washing and power/hand tooling (rust removal).

作業を行いながら職人さんの目で屋根材に穴が開いていないかなど、調査も併せてしていただいています。
While performing the work, our craftsmen also used their professional eyes to inspect the roof, checking for any issues like holes in the roofing material.
